The core site provides 418 acres (approximately 2,537 Chinese mu) of freehold industrial land for light and medium industries, with additional land reserves in the golf area (approximately 5,315 mu) and Forest City Island I (approximately 1,920 mu).

Well suited to key Yangtze River Delta industries, including semiconductor OSAT, battery PACK/BMS, EV components, solar and energy storage, data centres and medical devices.

A One-Hour Connectivity Zone

Approximately 5.3 km (5 minutes) from the main entrance of the Port of Tanjung Pelepas; 11 km (10 minutes) from the Malaysia–Singapore Second Link; 11 km from Forest City island; 39 km from Senai International Airport; and around 40 minutes from Singapore's CBD. A multimodal hub near the port, border, city and airport.

Two Water Sources

The Forest Golf desalination plant has an existing capacity of 2 MLD, expandable to 35 MLD, near the Pulai River water source. The SAJ municipal main supplies 2 MLD, expandable to 4 MLD through a 700 mm pipe. A letter of intent for 35 MLD desalination cooperation has been signed with Johor Special Water (JSW). Desalination and closed-loop cooling can remove reliance on municipal freshwater.

1,000 MW of Reliable Power

Two 275 kV substations (PMU + SSU), with cable connections under 100 m, can deliver 1,000 MW in phases. TNB has issued a support letter for 1 GW of capacity. The supply schedule provides 400 MW in 2027 and a further 600 MW (300 + 300) in 2028.

Direct Malaysia–Singapore Subsea Fibre

The nearby TM regional fibre station at Tanjong Kupang provides access to the communications backbone. Singapore's Singtel and Malaysia's Telekom are connected by a direct subsea cable project: TM and ASEAN Cableship (ACPL) began construction in June 2026, with a landing point on Forest City island and completion expected in January 2027.

Tax Exemptions · Investment Allowances · Up to 20 Years

Data Centres

Forest City holds MD status. Eligible data analytics, AI, fintech and related companies may receive income tax exemptions for up to 10 years.

Smart Logistics

Logistics companies in the park may receive a 100% investment tax allowance for five years.

Global Services Centres

Global shared or relocated service companies may receive a 5% preferential tax rate for 20 years.

Manufacturing

New investment incentives from 2026, Industry 4.0 reinvestment allowances (100%/60% ITA, through 2028) and dedicated Johor–Singapore Special Economic Zone measures.

Infrastructure Support

The site meets Johor's three key requirements: high-voltage access within 100 m of 132–275 kV infrastructure, beside dual 275 kV cable routes; high computing capacity with low freshwater use through desalination and closed-loop cooling; and PUE and green building targets aligned with Tier 3 and Tier 4 design.
